The Castro and surrounding areas

The Casto District is best known as the mecca of Gay culture for San Francisco and possible the world. But the Castro is so much more.  For it’s residents it provides a safe, walk-friendly neighborhood with easy transit to most parts of the city.

In earlier times it was known as Eureka Valley.

It was settled in the late 1880‘s by Irish and German immigrants. The recently completed Market Street Railway linked this new suburb to the rest of the city.  These immigrants built large Victorian homes for their large families.  The neighborhood remained predominantly occupied by these families until the after the Second World War when, just like the rest of America, many of the families fled the city for an easier life in the suburbs. This opened the door for young, mostly gay would-be homeowners to buy these large Victorians.

The property in the Castro have been maintained and the area is safe and clean.  Today families are once again gaining in numbers.  You often see children and hear the sounds of laughter and play at neighborhood schools.
With it’s central location, many amenities and stock of quality homes and condos this is a very popular neighborhood.

Cole Valley and surrounding areas

Located in between the Haight and the Castro the “village” of Cole Valley has a character much different than it’s neighbors.  The residents are mostly young professional families. The shops along Cole Street are mostly locally owned catering to the neighborhood.  Food and coffee abound, in the three block strip of Cole Street there are more than a dozen restaurants and cafes.  Above the cafe’s awning on the corner of Cole and Carl is an old sign for the Other Cafe, a comedy club where Robbin Williams and Dana Carvey performed before they hit the big time.

Cole Hardware has practically everything one could need, Alpha Market has a great Deli run by a kind gentleman named Jim and don’t overlook Bambinos Restaurant it’s been a neighbor staple for generations.

Noe Valley

Noe Valley is a neighborhood of contradictions. It’s home to both liberals and conservatives, it has attracted the working class, dot.com millionaires, Hollywood film crews (“Sister Act,” “Nash Bridges”), and, in the 1970s, followers of controversial Indian guru Bhagwan Shree Rajneesh. Noe has a clean-cut image and it’s chock full of upscale restaurants, home-decor boutiques, and chic clothing shops.

The housing is a pleasant mix of small apartment buildings and single families houses.  Many of the apartment buildings are 2 unit buildings that have been converted to T.I.C. units and condos.

The hills that surround Noe Valley give it an air of remoteness and removal from the city which, along with the plethora of pretty, long-standing Victorians, is what attracts families with kids, dogs and strollers to the neighborhood. This, in turn, has attracted merchants who cater to them and earned the neighborhood the nickname “Stroller Valley”.

This unit is in Gramercy Tower. One of the few buildings on Nob Hill to offer a full gym and pool.  The pictures make the unit look worst than it is. The dues may seem a bit high but they include electric and most utilities.  The unit is under priced because it needs a remodel.  But smaller units are selling $100,000 above this one.  I think this represents an excellent value. The Mission District

Not so long ago, this residential and industrial area of known as the Mission, was a lower middle class neighborhood with a latin identity and cheap rents. However, changes in the city caused a crop of Internet startups to spring up around the Potrero Hill side of the Mission, and with them a flock of chic restaurants and bars and condo developments.

Some say the inner Mission District has undergone far more hipsterfication than gentrification — the inevitable result of a surfeit of moderate rents, thrift stores, dive bars, coffeehouses, bookstores, art galleries and avant-garde theater.
Not so long ago, Valencia Street was a funky mix of Latino-owned car-repair shops, seedy dives and women-owned stores and bars. Though a number of these businesses still thrive, this area has become quickly gentrified.

Just a couple of blocks away, and parallel to Valencia, is Dolores Street. Hilly, quiet and beautiful, it’s shaded by palm trees and lined by grand old Victorians. Dolores Park remains a favorite for those who wish to retreat from the hustle and bustle of the rest of the Mission.

Twenty years ago, the thought of finding one of San Francisco’s ultra-chic corridors in Hayes Valley would have been considered absurd. Like New York City’s Times Square of old, the area, bordered by the Van Ness performing-arts district and the Western Addition around Laguna Street, was a seedy reminder for opera and symphony patrons of the city’s homeless and drug problems. But over the past two decades, Hayes Valley has developed into a haven for haute couture.

Where the terms “ladies of the street” and “gentlemen of the street” once identified those who conducted an illegal exchange of various earthly sins for money, today they refer to the street’s myriad window shoppers and restaurant-goers. Where the crack houses and tenements once stood, now there are trendy fashion boutiques, SoHo-style funky art galleries, high-end interior-decorating shops, top-notch restaurants and hip nightspots. The neighborhood is also home to the famous “painted ladies” that provide a post card perfect view of San Francisco.

The success of Hayes Valley’s current commercial district was boosted in part by the destruction caused by the 1989 earthquake to the Central Freeway, which had entrance ramps on Franklin and Gough streets. The freeway was an eyesore and created noise pollution that kept businesses and foot traffic away. Not long after that part of the freeway came down, the community began to transform, and commerce moved in.

Pacific Heights and The Marina

This elegant neighborhood embodies the most popular vision of San Francisco, and its blocks of Victorian mansions and its Cinemascope views of the Bay and the Golden Gate Bridge make the area a perennial favorite with visitors and residents alike.

The neighborhood is loosely bordered by Van Ness and Presidio avenues and Pine and Vallejo streets and was first colonized by the nouveau riche of the late 1800s when the construction of a new cable-car line made the area accessible. The extravagant dwellings that characterize the district today stand as testimony to the desire of those early residents to impress their Nob Hill neighbors.

Nob Hill

Nob Hill is one of San Francisco’s landmark neighborhoods, renowned the famous hotels and high-rise residential buildings that border Huntington Park. For those who explore further, it also reveals unexpected facets. In addition to its swanky character, the area is influenced by the diverse personalities of the downtown neighborhoods that surround it, making it an intriguing place.

The area’s reputation of privilege dates back to Gold Rush times, when cable car lines made the hilltop accessible and the railroad barons and bonanza kings built their mansions there, far above the rowdiness of the bawdy waterfront. Luxury hotels now stand in the place of those original palaces, and when you hike to the top of the hill, historic buildings such as the Fairmont Hotel and the Flood Mansion are undeniably impressive, as are the lush cascades of bougainvillea and the genteel apartment buildings with their wedding-cake facades.

Some parts of the neighborhood feel frozen in time. The hill is dotted with vintage barber shops, old corner coffee shops and cocktail lounges from bygone decades. It can be difficult to distinguish the precise boundaries of the Nob Hill neighborhood. This guide covers an area roughly bordered by Polk, Post, Mason and Washington Streets.
