San Francisco Condo Watch: Developments Buyers Should Watch in 2014

In San Francisco, new condos are popping up all over the city. That’s good news for buyers. But it can also be difficult to tell what’s going to hit the market soon or within the year, and what developments are coming online in the long-term. Here are a few real-estate projects buyers and investors should keep a close eye on in 2014:

Two San Francisco Condo Developments About to Hit the Market

Vida (Mission)Here’s the skinny on the Vida building: This Inner Mission building at 2558 Mission will feature be 114 one- and two-bedroom units ranging between 500 and 1,500 square feet. Plus, 89 parking spaces will also be added. Although prices haven’t been released, the sales office opens in Spring 2014 – and it’s likely, like many Mission developments, these will sell quickly.  Read updates about the Vida. 8 Octavia (Hayes Valley): A new centerpiece in Hayes Valley, 8 Octavia features 47 luxurious one- and two-bedroom condos with first occupancy slated for late 2014. Additionally, there’s retail space on the first floor and available parking. But it’s going to come at a price when the sales office open this summer – as these units are being billed as ultra-luxury.

  • 899 Valencia (Mission): After struggling to get construction off the ground, 899 Valencia broke ground in late 2013. The project will add 18 new units – 4 two-bedroom condos and 14 three-bedrooms – at the corner of 20th and Valencia in the Mission. The plans also include ground-floor retail and parking. It’s not clear exactly when pre-sales will start – but construction will likely wrap up before the end of the year – so it could be sometime in summer 2014.

 

  • 35 Dolores (Mission): This project – located right where the Mission meets Market Street – broke ground last spring, and it’s set to be completed in late summer 2014. The building will feature 47 units, ranging from studio to three-bedroom. And this corner of the Mission is a hot bed of new development, with another 87-unit development set to sell soon along with a new Whole Foods Market moving in as well.

 

  • 72 Townsend (South Beach): 72 Townsend is a 7-story South Beach building that broke ground at the end of last year. The project will likely be finished in late 2014 or early 2015. Here, there will be 74 new condos, and they couldn’t be in a better location, just a few blocks from AT&T Park and a short walk from CalTrain Station.

 

  • 870 Harrison (SoMa): Another slow-to-start project, 870 Harrison is set to get the construction cranes moving this spring. Located in SoMa, the building will include 26 units, a rooftop garden and a small parking garage underneath. Expect the sales office to open in late 2014.

SoMa High-Rise Buildings That Will Start Selling in 2014

  • The Lumina (SoMa): Located at 201 Folsom in SoMa, the Lumina building will transform the city’s skyline. The Lumina will come in at 42 stories, and the plans include space for about 665 units ranging from studio to luxury 3 bedrooms. Sales are getting underway this summer, so expect prices around that time, but it’s not yet clear what the timeline is for construction to be completed.

 

  • 45 Lansing (SoMa): The 45 Lansing building is making steady progress, and the 39-story tower should top out in late 2014. The tower will include more than 300 condos, ranging from studio to three bedrooms. The release date has been set for early 2015 for many of the condos.

 

  • 181 Freemont (SoMa): One of the newest SoMa buildings to get off the ground, 181 Freemont started construction earlier this year. The building will include 74 condos, as well as a ton of new office and retail space as well. It’s in a great location, near Mission Street in SoMa.

SF Luxury Condos with 2014-2015 and Construction Starts

  • 2155 Webster (Pacific Heights): 2155 Webster is a gem of a building in Pacific Heights. As the project is a retrofit of the existing building, expect to see this former school of dentistry transformed into 75 luxury units fairly quickly. Construction is set for summer 2014, so sales won’t likely commence until early-to-mid 2015.

 

  • The Palace at Washington Square (North Beach): It might take some time for this North Beach project – located right across from Washington Square – to get started. The City will demolish the existing building and use the space to construct the central subway, and that means delays for the project. Construction won’t like get started until mid-to-late 2015, but when it’s finished, the Palace will add 18 new condos at this highly desirable North Beach location.
